All information provided by Seller/Wholesaler/Contract Holder ("Assignor") is offered only as a courtesy, is deemed reliable but not guaranteed, and is not a warranty. Assignor has no factual knowledge of the Property. Buyer is solely responsible for independently verifying all information and performing all due diligence regarding condition, value, repairs, zoning, title, and any other matters.
